Alberta Context:

The Deep Retrofit Discovery Sessions are a series of free public information sessions to help address deep energy retrofits of large, part 3 buildings in Alberta. The Hi-Tech Seals warehouse in Edmonton has been on a journey to net-zero since 2006. It has been expanded, retrofitted and electrified, and now has no gas meter. Alberta Ecotrust and SAIT, along with volunteer tour guides and technical experts from Hi-Tech Seals and Boundless Renewables Consulting, co-hosted a tour of the warehouse on November 27, 2025.

Summary:

The Hi-Tech Seals warehouse in Edmonton was originally built in 1996. The building was expanded to its current size (30,000 square feet) in 2006. Insulation was upgraded at that time along with the addition of the ground source heat pump system, which consisted of 14,400 feet of boreholes and 11 heat pumps. In 2023, the requirement for a new roof on the original building presented the opportunity to do more energy efficiency upgrades: including roof insulation, two more heat pumps, fully electrifying the building, and the addition of a 248 kW solar photovoltaic system.

Learn more about the technical details behind the various upgrades by watching the tour recording. The tour included three stations:

  • 0:00 Overview of how heat pumps work and how the ground source heat pump system ties into the hydronic heating system.
  • 18:48 Introduction to geoexchange, particularly the guidelines and design considerations for installing geothermal borefields.
  • 35:48 Tour of the borehole field and command centre for the geoexchange system.
